1. What PlotChoice does

PlotChoice is an online marketplace for buying, selling, and discovering properties across India — including land parcels, residential homes, and commercial spaces. We connect property listers with buyers and provide tools to streamline the discovery process. We do not act as a broker, agent, or legal advisor unless explicitly stated.

2. Rules for listing a property

• Accurate information only. All details you provide — area, price, location, photos — must be truthful and current. Do not exaggerate or misrepresent any aspect of the property.
• You must have the right to list. Only list a property if you are the owner, an authorised co-owner, or a licensed agent acting on the owner's behalf with documented consent.
• No fake listings. Listings for properties that do not exist, are already sold, or are listed purely to attract leads are strictly prohibited and will result in permanent account suspension.
• No duplicate listings. Each property must appear only once on the platform at any given time.

3. Rules for buyers

• Seller contact details are shared solely for the purpose of property enquiry. Do not use them for any other commercial or personal purpose.
• Do not send spam, unsolicited marketing, or repeated messages to sellers after they have asked you to stop.
• Any information obtained through PlotChoice may not be scraped, aggregated, or resold without written permission.

4. Platform disclaimer

PlotChoice is not a party to any transaction between buyer and seller. We do not guarantee the accuracy of any listing, the title or encumbrance status of any property, or the identity of any user. Always verify property documents independently — including the title deed, encumbrance certificate, tax receipts, and government approvals — before paying any amount or signing any agreement.

5. RERA compliance

Agents and builders operating on PlotChoice must comply with all applicable provisions of the Real Estate (Regulation and Development) Act, 2016 (RERA), and the rules framed thereunder by the respective state governments. This includes registering projects and agent numbers as required, and displaying RERA registration numbers on all listings where mandated. PlotChoice may request proof of registration at any time.
